Mandatory In-Unit Inspections April 13, 2026 – April 22, 2026
Dear Valued Residents,
We are writing to inform you that our annual habitability unit inspections will commence on Monday, April 13, 2026, to Wednesday, April 22, 2026, between 9:00 am and 5:00 pm, Monday through Friday. These inspections are essential for assessing the condition and functionality of various aspects within your living space, such as flooring, countertops, appliances, HVAC system (including air filter replacement), plumbing fixtures, fire sprinklers replacement, and smoke detector batteries (if needed), among other items.
Please note that these inspections are mandatory as ordered by Santa Clara County. Our onsite maintenance team, courtesy patrol, and partners from Rapid Fire Safety and Superior Automatic Sprinkler Co. will be conducting these inspections.
During the inspections, we will require access to all apartments and garages up to four times in one day to inspect the Alarm System, Water Flow, Sprinkler and Heat sensors. For residents on the second and third floors, there may be an access panel in the ceiling that we'll need to use. It's important that we have clear access to all sprinkler heads, including those in closets and laundry rooms.
One of the fire alarm tests will involve activating the fire alarm horns in each building to ensure their proper functioning. The horns may remain on for up to half an hour while we access each apartment in the building to check if the alarm and strobe light are working correctly. Please be aware that you may hear alarms from neighboring apartments during this process.
On your assigned day, your vehicle must be moved out of your garage for the heat sensor inspection. Please note if we are unable to access your unit or garage at the scheduled time, you will be responsible for any return service cost. Due to the severity of these inspections individual appointments will not be accommodated. Residents do not have to be present on the date of inspection, but we do ask that all pets are secured and/or supervised on the date your home is scheduled for inspection.
