Welcome to Stanford West Apartments!
We are happy to welcome you as a member of our community. We know that the blending of several different lifestyles is new and exciting but also has its challenges. By establishing some common guidelines, we all contribute to the harmonious community we call home.

Emergencies are:
- Fire – In case of a fire, call 911.
- No electricity – If there is a power outage affecting areas beyond your apartment, it is likely a service provider issue. If the outage is limited to your apartment, first try locating the circuit breaker box and turning them all to the “OFF,” then “ON” position. If that does not solve the problem, call the after-hour emergency number.
- Plumbing problems – If there is an overflow of water from the toilet or elsewhere, locate the valve nearest the fixture and shut it off, then call the after-hours emergency number. If you have a clogged toilet, and it is the only toilet in the apartment, call the after-hour emergency number. If it is not the only toilet, please refrain from using it, and let us know as soon as the office re-opens.
- No heat – Let us know immediately if you have no heat
- Gas Leak – Call the gas company immediately if you smell gas.
- Malfunctioning door or window locks – Let us know immediately if your locks do not function.
Leasing Policies
Resident & Roommates Policies
Each resident and Guarantor is jointly and severally responsible for the entire rental payment as well as all community rules and policies. Management will not refund any part of a security deposit until the apartment is vacated by all tenants. There must be at least one original leaseholder that was/is fully eligible and always employed by Stanford University or Stanford Health Care on the lease agreement. Any request change in roommate assignment must be approved by Management. When the original leaseholder(s) vacate the unit, all occupants subsequently added to the lease must vacate the unit.
Principal Place of Residence Policies
The resident must occupy and maintain the Premises as his or her own principal place of residence. At any time during Resident(s)' tenancy, Resident(s) shall provide Landlord with satisfactory evidence that the Affiliate occupies the Premises as his or her own principal place of residence. Failure of the Resident to use the Premises and have them listed as his or her own principal place of residence as verified in the HR and Payroll database shall be a material breach of the Lease by Resident(s) and grounds for termination of the tenancy by Landlord for cause.
Subleasing Policies
Your interest in the Residence and this Agreement may not be assigned, sublet or otherwise transferred. You may not advertise the Residence on Airbnb, Couchsurfing, Craigslist, or any other advertisement or listing service. Any assignment, subletting or transfer (whether by your voluntary act, operation of law, or otherwise), will be void, and we may elect to treat it as a non-curable breach of this Agreement.
Occupancy Policies
The maximum occupancy standards are based on the HUD guidelines and is two (2) people per bedroom, plus one (1) in the living room. This includes infants and children. There are no exceptions. For example:
One bedroom: 3 people
Two bedrooms: 5 people
Three bedrooms: 7 people
Pet Policies
A maximum of two (2) pets is allowed. Only dogs and indoor cats are allowed. An additional deposit of $1,000 is required. If a dog is at least one of the two pets, a pet rent in the amount of $35.00 per month is charged. The pet rent covers costs created by the presence of pets within our community such as additional administrative and other costs. Pet rent does not cover damage to individual apartments.
- Residents must ensure the conduct of their pets does not cause a nuisance or disturbance to others.
- Pet owners are expected to clean up after their pets. Pets must be leashed at all times when outside the apartment and on Stanford West property.
- Pets are not to be tied or staked outside the apartment. Residents may not leave pets unattended on balconies, porches, or patios.
- Residents will be asked to remove any pet that bothers other residents, whether inside or outside, or that constitutes a problem or obstruction to the manager or owner's agent or employees performing their duties. If the resident fails to remove said pet following complaints from residents and requests from manager, the lease may be terminated.
Early Termination Policies
Resident are granted an EARLY TERMINATION OPTION. To exercise this option, Resident must pay an Early Termination Option Fee equivalent to one month’s rent and give notice of Resident’s election to exercise the option at least 30 days before the Early Termination Date. The Early Termination Date must be between the current lease start date and end date. Landlord may require Resident to sign additional documentation if Resident elects to exercise Resident’s early termination option.
Upgrading Policies
After completing the first 12 months of tenancy within their current apartment, residents may be eligible to upgrade to another apartment home of a larger size. The initial lease term for the new apartment must be a minimum of twelve (12) months. However, lease term cannot exceed duration of Qualifying Employment. If the duration of Qualifying Employment is less than 12 months for the initial lease term for the new apartment, residents may not be eligible to upgrade. Residents requesting to upgrade apartments must submit a Request for Internal Transfer form. Please inquire for more information at the Leasing Office.
When you have been offered and approved to move to your next apartment, rental rates and security deposits cannot be transferred from your current apartment to the new apartment. Any remaining deposit amounts after applicable deductions will be refunded to you for your current apartment after your move-out. A new security deposit and additional fees for your next apartment will be due at the time of application.
The initial lease term for the new apartment must be a minimum of twelve (12) months.
Your lease start date at the new apartment must not exceed 48 hours from your move-out date at your current apartment. Once your application is reviewed and approved for your next community, please finalize these dates with the Stanford West Apartments leasing office.
Security Deposit Policies
We will hold the Security Deposit in compliance with California Civil Code §1950.5. We will fully refund it to you if you comply with all of your rental obligations. Unless required by law, we will not hold the Security Deposit in trust, deposit it in a segregated account, invest it in an interest-bearing account, nor pay you any interest on the Security Deposit. If you do not comply with all of your rental obligations, we may use the security deposit to:
- Compensate us for your payment default; or breach of any other obligation under this Agreement, including the cost of recovering possession of the Residence, rental commissions, advertising expenses and other costs incurred because of your breach of the Agreement and the Rent and other amounts due through the end of the Agreement term, (including Rent due up through the date you vacate the Residence, Rent due through the date of judgment, and Rent due after the date of judgment through the end of the original Agreement term) and any other amount necessary to compensate us for your breach of the Agreement, minus amounts we reasonably could have avoided;
- Clean the Residence at the termination of the tenancy, if not returned to us at the same level of cleanliness as received
- Remedy future defaults by you in any obligation to restore, replace or return personal property or appurtenances, exclusive of ordinary wear and tear; or
- Repair damages to the Residence and Property, exclusive of ordinary wear and tear, caused by you or your Related Parties. Damage or deterioration of the Residence is not ordinary wear and tear if it could have been prevented by good maintenance practices by you, or if you failed to notify us of a maintenance issue in a timely fashion in writing so that we could prevent the damage or deterioration
You may not use the Security Deposit in lieu of last month’s Rent or other amounts due under this Agreement. If we apply any portion of your Security Deposit to amounts due during the term of this Agreement, you must replenish the full amount applied within three days of our demand.
Within 21 days after you return possession of the Residence to us, we will refund amounts due to you from the Security Deposit, plus an accounting of how we have used any portion of the Security Deposit that we have retained. If the Security Deposit is insufficient to satisfy the total charges, we will send to you an itemized bill payable on demand. Any Security Deposit refund may be paid by one check jointly payable to all Residents but delivered to only one Resident at the last known address of any Resident. The refund and deductions will be calculated without regard to who paid the Security Deposit or whose conduct resulted in any deductions.
Amenity Policies
Social Room Policies
The Social Room is available to reserve 7 days a week from 10am – 10pm excluding holiday closures. When the Social Room is not reserved for an event, residents have open access from 10:00 AM to 6:00 PM daily. Residents are welcome to relax here with Wi-Fi access plus complimentary coffee and cookies from the reception area.
Social Room Policies:
- Residents are allowed to bring up to two guests and guests must be always accompanied by a Leaseholder (resident over 18) at all times.
- Residents using the Social Room must ensure the amenity is left in the condition in which it is found.
- Smoking is prohibited
Social Room Reservations:
The Social Room is available to reserve 7 days a week from 10am – 10pm. Only one reservation is allowed per day, and residents who have reserved the room have access from 10am to 10pm. The non-refundable cleaning fee is $100, and if cleaning exceeds a 2-hour window, the lessee will be billed an additional $50 per hour, including any additional damage charges if applicable. All reservations requests need to be made through the Mobile Doorman App.
Resident hereby acknowledges that he/she intends to use the Stanford West Apartments Social Room (“Social Room”) to participate in certain activities, including parties, meetings, and games. This agreement is made on the electronic date endorsed, between Resident (Lessee) and The Board of Trustees of the Leland Stanford Junior University, owner of the property, its officers, employees, and agents (Releasee).
- Lessee acknowledges the following:
A reservation of the Social Room gives him/her private use of the room from 10:00 am to 10:00 pm on the reserved day, and that Stanford West Apartments Management (SWA Management) personnel and representatives may need to access the kitchen area and restrooms periodically during this time.
The Social Room has an occupancy limit of 85 people, and agrees to restrict his or her attendee count to this limit. Lessee understands that the pool, fitness center and other common areas are not part of this Social Room reservation agreement.
Lessee shall be responsible for the behavior of Lessee’s Guests.
Alcohol, if present, is not permitted outside of the Social Room.
Lessee will arrive for reservation and check in with Leasing Office by no later than 6pm on day of reservation, and must remain present after signing in and during use.
Lessee acknowledges that reservation is not transferable to another resident.
Lessee acknowledges that reservations are limited to one day per apartment per month.
Lessee acknowledges that effective September 1, 2018, the online reservation form will open 90 days in advance of available reservation date. (Example: On September 1 the online reservation form will be open through November 30. On September 2, the online reservation form will be open through December 1.)
Lessee shall be responsible for all damages and missing items related to his/her use of the Social Room. Lessee shall ensure that the Social Room is fully cleaned and vacated no later than 10:00 p.m. on the reserved date. Should the room not be returned in a clean condition, a $100.00 per hour cleaning fee will be applied to the Lessee’s account.
If the Lessee needs to cancel the reservation, it is required that such cancellation occur no less than 14 days prior to the calendared reservation. Such courtesy allows Residents at Stanford West Apartments to take advantage of this valuable amenity if the reservation is cancelled.
A "Late Cancellation Fee and No Show" policy will be instituted that will result in a $100 fee if the cancellation of the reservation is less than a 14-day notice, or Lessee does not arrive for reservation by 6:00 pm on reserved day.
Lessee does hereby release with prejudice and forever discharge and forbear from any attempt to recover in any way from Releasee, of and from any and all manner of action, contracts, claims, damages, loss, of any nature whatever, known or unknown, which participants now has or may hereafter have against any of them, by reason of any matter, cause or thing whatever arising out of, based upon, or relating to the activities.
Lessee hereby expressly agrees to indemnify, save, protect, defend and hold harmless Releasee, from and against any and all claims, damages, suits, losses, payments and expenses, including reasonable attorneys’ fees, allegedly resulting from bodily injury, including death to any person and/or damage to any property on account of or relating to the activities. This indemnification obligation applies to any and all claims, damages, suits, losses, payments, and expenses occurring during the activities. Resident agrees that Releasee shall have choice of counsel to represent its interest in any claim, action, lawsuits, or other matter relating or arising from the provisions stated in this agreement, including the defense of any claim, action, lawsuit, or matter initiated by a third party against Releasee.
Lessee understands and agrees to each of the provisions set forth above.
Fitness Center Policies
Our fitness center located by the Leasing Office is open 24 hours a day, seven days a week.
Fitness Center Rules:
- Persons under the age of 13 may not use exercise or cardio equipment. For ages 13-17 supervision by an adult resident age 18 or older is required.
- Residents are allowed to bring up to two guests and guests must be always accompanied by a Resident.
- Residents must wipe off equipment when finished.
- Weights must be racked after use. All other accessories must be returned to their original location.
- Shirts and tennis shoes must be worn at all times.
- Smoking and eating are prohibited at all times.
- No pets allowed.
- Use of this facility is at your own risk.
Personal Training Policies
Please make sure to read the policies regarding your complimentary, personalized one-on-one training session with Stanford West's Certified Personal Trainer, Cameron Clark. Your session may be canceled otherwise.
What Sessions Include:
- Sessions are designed to supplement your existing exercise habits or provide specific feedback about how to use the app to accomplish your fitness goals. For best results, 3–4 days a week of exercise are recommended, along with a balanced diet tailored to your goals.
- Comprehensive fitness or Nutrition plans are not included in the complimentary service.
- This is not a physical therapy service. If you have a debilitating condition/limitation, seek professional medical help before booking.
- First time appointments: Resident will meet Cameron at the Fitness Center*. The first appointment, which will last 40–50 minutes, includes filling out health & liability forms and answering some questions about goals, current habits, etc. Following that, an assessment workout will highlight your strengths, weaknesses, imbalances, etc.
*Due to COVID-19 protocols, all appointments are conducted either virtually or outdoor fitness area at Stanford West Apartments - sessions will last from 50-55 minutes. First appointment will include health history assessments and goal setting.
When Booking:
Whether for your first time or a repeat session, please include relevant injuries or limitations on the scheduling page to avoid a shorter workout and/or exacerbating any problems.
Appointments are limited and booked on a first come first serve basis.
Children under age 13 (including infants) may not use fitness equipment in the Fitness Center.
Cancelling:
Any client who is 10 minutes late without notice is considered a no-show and forfeits their session. If you need to cancel, please use the Fit From Anywhere app.
Pool/Spa Policies
Who May Use the Pool/Spa:
- The pool/spa area is for residents and accompanied guests only and may be utilized by only two guests per Stanford West household. Identification may be required.
- Persons under age 14 must be accompanied by an adult resident age 18 or older. All children in diapers are required to wear swim diapers while in the pool.
- We recommend that people do not use the pool alone.
- Persons suffering from communicable diseases transmittable via water may not use the pool/spa. Health department regulations prohibit persons with inflamed eyes, nasal or ear discharge, open sores or bandages of any kind from using the pool/spa.
- Animals are prohibited in the pool/spa area.
- Individuals under the influence of alcohol are strictly prohibited from using the pool and spa.
While Using the Pool/Spa:
- All persons must shower before entering the pool/spa. All swimmers must wear swimsuits. Street clothes are prohibited in the pool/spa.
- Discharge of bodily wastes into the pool/spa is prohibited.
- No diving, running or boisterous play.
- No glass containers, alcohol, food, or smoking is allowed.
- Persons using profane language, pushing, shoving, fighting or refusing to obey pool regulations will be asked to leave the pool/spa area.
About the Spa
- Spa capacity is 8 people. Persons under the age of 14 and pregnant women should not use the spa.
- Long exposure in hot water may result in nausea, dizziness or fainting.
- Hot water immersion while under the influence of alcohol, narcotics, drugs or medications may lead to serious consequences and is not recommended.
BBQ Grill Policies
Resident BBQ Grills: Only camp-sized grills that are fit for 1 lb propane tanks are allowed within the resident's patio or balcony area.
Stanford West BBQ Grills: There are BBQ grills available for residents to use near the lap pool as well as the recreation pool.
- Ensure grills are turned off after use
- Clean up thoroughly to prevent pests
- Avoid pouring oil down outdoor sinks as the oil can solidify and clog the drainage system
Community Garden Program Policies
No smoking permitted in the garden premises anytime.
Common areas (pathways, meeting areas) must be kept clear of hoses, equipment, toys, and plants.
- The Stanford West Community Garden Program constitutes a completely organic gardening project. Only organic materials are to be used for borders, planter boxes, weed or pest control, and fertilization of the garden plots. No non-organic pesticides, herbicides, chemical fertilizers, or chemically treated wood products are to be used in any garden site. Gardeners are expected to plant within two weeks of the lottery. Violation of this rule will be cause for termination of the Stanford West Community Vegetable Garden plot and participation in the garden program.
- Stanford West is responsible for all irrigation systems, weed and/or pest control, and maintenance of the parameter on all garden sites. Gardeners are not allowed to contract for, or perform, any type of electrical or irrigation work.
- The garden plot and its maintenance are the responsibility of the gardener. Plots and walkways shall be kept free of weeds, debris, and trash year-round. Any gardener composting is restricted to the confines of their assigned plot. The entire garden plot must be cultivated and contain an average planting density. All plot residents are required to remove and dispose of green waste in trash dumpsters. A chair or small bench is acceptable for use as a resting place, but no patio sets, furniture, tables, barbecues, or other furnishings are allowed.
- Gardeners are to keep one-half of the width of all the walkways around their garden plot free of weeds and vegetation. Plants that overgrow and block the walkway are to be trimmed back.
- Each community garden site is maintained by the resident gardeners and all gardeners are expected to help on scheduled work days. The number of work days per year will vary according to size of the garden and the amount of maintenance required to keep the garden site well groomed. Gardeners who consistently avoid doing their share of community garden work are subject to verbal or written warning, and possible loss of the garden plot.
- Garden plots are confined to the assigned locations and a gardener may occupy only one garden plot. No person may use a vacant plot or other area in the gardens without prior written approval from the Community Garden Coordinator. The Garden Coordinator may make exceptions in unusual circumstances (i.e., extremely small plot or sunlight has deteriorated due to shade trees). No garden plot shall be traded, divided, shared, sub-leased, or otherwise changed from the original plot assigned and licensed to the signatory gardener. If any change is desired, contact the Community Garden Coordinator. All requests will be reviewed and decided on an individual basis. An exchange of plots is an option, but must be approved by the Community Garden Coordinator before any exchange occurs.
- Only plant material, vegetables, flowers, berries, and herbs may be grown in the plots. No produce from the plot shall be used for commercial profit. Tall plants, such as corn, berries and tall vines should be located so that they do not produce shade on adjacent plots, and do not extend into pathways. Permanent plants (i.e., roses) are not to be over 5’ in height. Fruit trees, bushes, mint, and oregano are not permitted because of their invasive root systems and shading potential. Berry bushes are to be maintained in 2’ wide paths with 18” of cleared pathway between each 2’ section of berries. Weeds and debris are to be cleared from the base of the berries. Berries are to be kept in the gardener’s plot and not allowed to drop over into main pathways or other garden plots. There should be no plantings of plants included in the book Invasive Plants of California's Wildlands by Carla C Bossard, John M. Randall and Marc C. Hoshovsky. If a vine is planted and trellis is required, Stanford West will supply the trellis. Please notify the Community Garden Coordinator and a trellis will be ordered.
- In the interest of water conservation, gardeners are required to remain in the vicinity of their plots while watering and are requested to turn off faucets at unattended plots. No sprinklers or hoses may be left on for extended periods of time. Please report any leaky faucets, rain barrels etc to the Community Garden Volunteer immediately.
- Automatic watering systems prevent other gardeners from accessing the community water supply and contribute to low water pressure problems at some sites. Therefore, automatic watering systems are not permitted.
- Plot holders are expected to conduct themselves in a safe, respectful and courteous manner toward other garden residents. Any gardener taking produce from a plot other than his/her own, will be terminated from the garden program and their license to garden revoked immediately. Garden conflicts should be taken to the Garden Coordinator for resolution. In the event that the Garden Liaison cannot resolve the issue, the problem is to be taken to the Stanford West's Garden Coordinator for resolution. Non-compliance with this rule can subject the offending gardener to immediate dismissal from the garden program. If you will not be participating in the fall garden please notify the Community Garden Coordinator. If plots are not planted for more than 30 days you relinquish your garden plot. March 31st of each year all garden plots will be tilled by Stanford West Apartments.
- Dogs are not allowed inside any garden plots, either on or off a leash.
Violation of any Community Garden Rule will subject the gardener to a verbal or written warning and/or possible revocation of his/her assigned garden plot. If sufficient improvement is not demonstrated on an on-going basis, the garden plot will be revoked. The plot will be issued to the next person on the waiting list. Any items remaining in the plot will be given to the person taking the plot.
The good faith judgment of the Community Garden Coordinator will be sufficient cause for enforcement of the Community Garden Rules, including revocation of any garden plots.
There will be a $2 charge to any gardener who does not return their gardening plot access key on March 31st of each year.
Playground Policies
- Adult supervision is required at all times. Parents or guardians are responsible for their children's safety.
- For your safety and the safety of others, please abide by age restrictions posted on signage.
- No trampolines, bounce houses, inflatable slides, or any other inflatable attractions, or attractions that may constitute a hazard allowed in common areas.
- No bare feet; wear protective footwear.
- Do not use play equipment improperly. Do not use play equipment when wet.
- No jumping off play equipment. No climbing on outside of play equipment.
- No running, pushing or shoving
Car Wash Policies
- Car Wash hours of operation are 10am to 9pm, daily.
- Please be considerate of the environment; conserve water.
- No loud music or boisterous activities.
- Please move your car immediately after washing.
Walking Trail Policies
Where to Go:
- Stay on the paths to avoid damage to plan restoration areas.
- Please do not enter the creek. The bank is steep and paths down the bank create erosion, decrease water quality and impact the habitat of endangered species such as Steelhead Trout and Western Pond Turtles.
Do's & Don'ts:
- Please yield the path to maintenance vehicles.
- Keep your dog on a leash and remove waste.
- Please do not smoke or light fires.
- Do not collect any insects, animals, rocks or artifacts. Do not plant any plants or seeds or remove any plant material. Do not dig into the ground for any purpose. Do not add rocks or soil, release animals, or deposit artifacts in the open space.
- Do not camp or sleep overnight.
- Please take your litter with you.
What to Report:
- Report any sightings of feral cats, dogs or foxes to the Leasing Office as these animals prey on native birds and animals.
- Report to the Leasing Office any branches or other material that creates a foot level hazard and/or obstacle on the path.
General Community Policies
Smoking Policies
Stanford West Apartments is a non-smoking community; smoking is not allowed within 20 feet of all buildings and common amenity areas.
Noise Policies
We all have different wake and sleep patterns, so loud sounds or noise are never appropriate. You may not be aware that if the base is set high on your TV or sound system, it can vibrate through walls and floors causing a disturbance to those around you, even when it doesn’t sound loud in your apartment. Persistent running and jumping can also cause a disturbance by vibrations through walls and floors. Please keep your volume and base at a level as to not disturb others, and refrain from running and jumping in a manner that disturbs others. We ask that you do not run the dishwasher or laundry appliances between the hours of 10:00 PM and 8:00AM. Vibrations and sounds from these appliances may be louder in your neighbor’s apartment than in yours. As a reminder, our quiet hours are from 10 PM – 8AM. Noise levels during this period should be heavily monitored and kept at a minimal level. Noise coming from your apartment should not disturb other residents’ experience of the community.

Parking Policies
SW Resident Parking Permits:
Permits and registration are to prevent the accidental removal of a vehicle belonging to a resident, and to preclude non-residents from parking within the community.
Parking on Clark Way, Durand Way, Mosher Way, Charles Marx Way and Swain Way falls under the jurisdiction of the City of Palo Alto. Parking on these streets remains on a “first come first serve” basis for our residents and their guests like it would be on any other streets in Palo Alto. However, parking on Stanford West “private parking lots” is permit only. The “SWA Parking Permit Only” marked spaces are reserved only to Stanford West parking permit holders.
Each apartment at Stanford West is allocated a single-car garage for vehicle parking. Residents leasing apartment homes with two and three-bedrooms may receive one permit in addition to their single-car garage to allow them to park their 2nd vehicle on the “SWA Parking Permit Only” marked spaces spread out across the property. Two and three-bedroom residents without a second registered vehicle will not be issued a permit. In the event you have more than 2 registered vehicles, street parking on Clark Way, Durand Way, Mosher Way, Charles Marx Way and Swain Way will be your only option.
Stanford West Apartments parking permits are static clean stickers which must be displayed inside the lower corner of the windshield on the passenger-side. Special stickers are available for motorcycles.
Stanford West parking permits are the sole property of Stanford West management. They may be used only by registered permit holders and may not be sold or transferred. Permit stickers will be returned by residents at move-out. Lost permits and permit abuses may result in punitive fines and possible lease termination.
Vehicle Registration:
Residents are required to register ALL their “vehicles” with the Leasing Office (A "vehicle" is any vehicle which is self-propelled, including an automobile, motorcycle, motor scooter, moped or golf cart. "Vehicle" does not include a self-propelled wheelchair, invalid tricycle, motorized quadricycle or golf cart when operated by or on behalf of a person with a physical disability.)
Unsightly vehicles (such as cars with flat tires, broken windows, etc.) and any vehicles without a current registration displayed will be towed (with adequate notice) at the owner’s expense.
RV’s and boats are not permitted on site at any time and will be subject to immediate towing day or night.
Skateboards, motorcycles, bicycles and similar vehicles may not be stored in entryways or under stairs. Skateboarding is not permitted anywhere on the property.
Where to Park:
All vehicles displaying a valid resident parking permit may park in any available “SWA Permit Parking Only” surface parking space. A parking permit does not guarantee the holder a specific parking space, merely the opportunity to park in “SWA Permit Parking Only” areas. Each private lot space is stenciled with the words “SWA Permit Parking Only”.
A Permitted vehicle can only park in the same “SWA Permit Parking Only” space for a maximum of 72 hours. Only garages can be used as long-term parking.
Driveway spaces may be located in front of garage doors within the community. Parking in that space is permitted as long as the vehicle does not obstruct any portion of the sidewalk. Cars blocking the sidewalks are subject to immediate towing day or night.
No vehicle may be operated or parked in any median strip, landscaped area, unpaved area or any other area not specifically designated for parking. Vehicles parked in the auto court or in a Red (Fire) zone are subject to immediate towing.
Electrical Charging Stations are only to be used by electrical cars while they are charging. Residents need to contact the office to setup their account should they want to use the charging stations. Non-electrical and non-charging electrical vehicle parked on these dedicated stalls are subject to immediate towing.
Guest Parking/Loaner Cars:
No guest parking permits will be issued by Stanford West Apartments. Residents’ guests, housekeepers, nannies and vendors are to park on the streets under the City of Palo Alto’s jurisdiction (Clark Way, Durand Way, Mosher Way, Marx Way, and Swain Way). Guest cars without permits parked in the “SWA Parking Permit Only” areas will be towed at their owner’s expense. Loaner cars are treated the same way as guest vehicles and must be parked either on the street under the City of Palo Alto’s jurisdiction (Clark, Durand, Mosher, Marx, and Swain), or in the resident’s garages.
Carports & Storages:
Based on availability, additional storage, and carports are available for rent throughout the community. Storages, and carports are rented on a month-to-month basis. Rental rates are subject to change.
Garages and carports, either assigned or rented, are not meant for storage; rental agreements may be terminated if garages are improperly used. Stanford West has a limited number of on-site storage units available for rent. For information, please contact the Leasing Office.
Violations and Enforcement:
Stanford West Parking Guidelines are enforced 24 hours a day, 7 days a week, 365 days a year.
The City of Palo Alto's Transportation Division patrols streets within the community and issues parking tickets to vehicles in violation of the parking code. Residents and visitors to Stanford West are responsible for all tickets issued to them.
Lack of parking spaces, mechanical problems, inclement weather or other inconveniences do not excuse parking policy violations. Vehicles of residents who fail to display their parking permits are subject to warning notices or to being towed.
Any vehicle parked in “SWA Permit Parking Only” areas without a resident parking permit is in violation of Stanford West's parking guidelines. Any vehicle that does not appear to be in good and/or running condition and is stored in a “SWA Permit Parking Only” parking space shall be considered abandoned, then towed and stored at the owner's own expense. Stanford West will not tow resident registered vehicle without making reasonable attempts to notify the owner of the vehicle. Once reasonable attempts have been made, your vehicle will be subject to towing and stored at the owner's own expense.
Do's & Don'ts:
- Please limit your speed within the community to 10 mph and respect all Stop Signs throughout the property.
- Do not repair your car on the property or empty ashtrays onto parking lots.
- Residents may wash their cars on the property only in the area designated as such.
- The City of Palo Alto's parking regulations, including regulations governing Red (Fire) and Blue (Handicap) zones, remain in effect for the entire property. Blocking any part of the sidewalk (even if the vehicle is parked in front of a garage) is a parking violation and subject to ticketing and towing.
Parking
Vehicles not kept in compliance with applicable rules, regulations and law are subject to towing at the vehicle owner’s expense. Vehicles are subject to towing if:
- Has flat tires or other conditions rendering it inoperable
- For non-assigned parking spaces, they have not been moved in more than 96 hours
- Takes up more than one parking space
- Parked in a marked accessible space without the legally required Disabled Person Plate or Placard insignia
- Blocks another vehicle from exiting
- Parked in a fire lane or designated "no parking" or "restricted parking" area
- Parked in a space reserved for other residents
- Blocks access to a garbage area, entrance, driveway, other parking spaces, or other area
- Cannot lawfully be operated as a vehicle on the road
- Has a malfunctioning alarm or has an alarm which is not silenced within 10 minutes
- Parked in a designated visitor or office parking space
Bike Policies
Residents must register their bikes at the leasing office to obtain bike permits and access to bike cages. Bikes are permitted to be parked inside storage units, inside apartments, on balcony/patios, and inside bike cages.
Apartment Policies
Patio, Balcony, Windows, and Door Mat Policies
The following items are permitted on your balcony/patio:
- Outdoor furniture.
- Camping-sized gas grills (with a maximum of 1 pound of liquid propane).
- Neatly arranged plants within the patio/balcony area.
- Take care not to overwater, avoiding spills on the balcony/patio floor.
- Must be in a planter box or flowerpot (Less than 20 lbs. per planter box or flowerpot.)
- Elevated off the ground on a stand (Plant saucer required if on the floor).
- Maximum of 10 plants per balcony.
- Cannot hang from ceiling or over/through the rail.
We kindly ask residents not to place items like plants, clothing, or lights on the railing or outside it. Please refrain from using your balcony as a storage space, as balconies serve as emergency exits and must remain unobstructed. If there is any uncertainty about which items are permitted on balconies, feel free to contact Resident Services.
Please do not shake or hang rugs, towels and clothing from windows. Do not drill holes or hang items from the balcony/patio ceilings or walls. We reserve the right to prohibit, restrict and control the items on your balcony or patio.
Signage is not permitted in windows. Additionally, any window covering, such as curtains or blinds, must have a white backing.
Package Policies
Please address all packages to the Corner store located at 670 Clark Way, Palo Alto, CA
Packages are available for pickup at the Corner Store. Our regular hours are 9:00 AM to 6:00 PM, and we also offer after-hours pickup from 6:00 PM to 12:00 AM and 6:00 AM to 9:00 AM.
Please remember to bring a valid ID when picking up your package.
If you're interested, we also offer a package delivery service directly to your doorstep for $15 per month. This fee is automatically applied to your rent each month for your convenience.
Refuse Policies
Trash sometimes falls from unsecured bags on the way to, or at the dumpster/trash chute sites. Please use secure bags and pick up any trash that has fallen to prevent unwanted pests in the community.
Refuse rooms are not suitable for disposing of large items such as furniture, appliances, or electronics. We kindly request residents to refrain from leaving such items in these areas. Instead, consider alternative options for their proper disposal, such as nearby dumps or junk removal services.
Recycling Policies
It is essential to ensure that all recyclable materials are disposed of correctly. Please break down cardboard boxes before placing them in the recycling bins. This allows for more efficient use of space and prevents unnecessary overflow. Please also remember to rinse out bottles, cans, and containers before recycling them.
Appliance Care Policies
- Use all appliances in the Residence in a safe manner and only as intended.
- Do not overload dishwashers and use only detergents made for automatic dishwashers.
- Turn on cold water before starting the garbage disposal, do not overload the disposal, and do not grind bones or other hard objects, rinds, sticky or stringy foods, or put an excessive volume of material in the garbage disposal.
- To avoid clogs for which you will be responsible, do not put paper towels, diapers, sanitary napkins, food, baby wipes, moist towelettes or wipes (even if advertised as flushable), cotton swabs, non-flushable clumping kitty litter, or other items that are not meant to be flushed in the toilets, and do not pour grease down the drain.
Flooring Care Policies
Carpets should be vacuumed often. Clean stains immediately to avoid further damage. Vinyl or plank flooring should be damp-mopped without harsh chemicals or detergents.
Pest Control Policies
Pests include (but are not limited to) ants, bed bugs, cockroaches, fleas, mites, spiders, termites, mice, rats, other vermin and insects.
You agree to cooperate with our pest control efforts by:
- Keeping the Residence clean and uncluttered.
- Promptly advising us of any pest control needs, or any condition indicating a bed bug infestation in the Residence or Property (such as itchy welts on skin, bed bugs, blood spots (either brown or red) or bed bug excrement spots (brown or black) on bedding, furniture or other items, or a sweet odor). We are not responsible for any condition about which we are not aware and bed bugs require professional pest control treatment.
- Refraining from bringing bed bugs and other pests into the Residence and the Property, and inspecting all luggage, bedding, clothing, and personal property for bed bugs and other pests before move-in, returning home after traveling and/or bringing new items to the Residence. You will allow us to do the same upon request. If we have a concern about possible infestation, we may (but will not be obligated to) either prohibit you from bringing the item into the Residence and Property or require you to have the item professionally treated at your expense before the item is brought into the Residence or Property.
- Refraining from bringing into the Residence discarded furniture (found in or by a dumpster or elsewhere). Furniture may have been discarded because of a bed bug infestation.
- Providing us with access to Residence for our pest control assessments and pest control treatment.
- Cooperating with inspections to facilitate the detection and treatment of pests, including providing requested information that is necessary to facilitate the detection and treatment of pests.
- Following our instructions to prepare the Residence for pest control treatment and/or vacating the Residence when requested for our pest control efforts.
- Upon our request, promptly providing us with copies of all records, documents, sampling data and other materials relating to the condition of the Residence.
